Can I remodel a designated historic home in Coronado?

Yes, but the rules are real. Any exterior change to a designated Historic Resource needs a Historic Resource Alteration Permit, approved by Coronado’s Historic Resource Commission at a public hearing. Interior work is usually freer. We design within the guidelines so you get the kitchen and bath you want without losing the historic character or the approval.

How does the Mills Act affect my Coronado remodel?

If your home has a Mills Act agreement you are getting a large property-tax break, often 40 to 50 percent, in exchange for preserving and restoring it. That means your remodel has to follow Coronado’s Alteration Guidelines for Mills Act Properties and the Secretary of the Interior’s Standards. We build to those standards so you keep both the tax savings and the designation intact.

My Coronado home is a 1920s Craftsman or Victorian. What should I expect?

Old-growth framing, early electrical, galvanized plumbing, and often lead or asbestos in the original finishes. If it is a designated historic home, exterior work also needs Historic Resource Commission approval. We open carefully, update the systems, and preserve the windows, trim, and built-ins that make these homes worth what they are.

How do permits work in Coronado?

Coronado runs its own Community Development Department, separate from the City of San Diego. Standard remodels need building permits, and historic properties also need a Historic Resource Alteration Permit for exterior changes through a public hearing. We pull every permit and manage the full process, historic review included.

Will remodeling hurt my home’s historic designation or Mills Act status?

Not if it is done right. The whole point is to preserve and restore, not erase. We work within the guidelines so your designation and tax savings stay in place while the home gets modern systems and finishes that still fit its era.

Do you handle the Historic Resource Commission process for me?

Yes. We handle the pre-application conference, the submittals, and the public hearing, plus all the building permits. You should not have to learn Coronado’s historic board to remodel your own home, that is our job.
