Remodeling in Pacific Beach, CA

Serving Crown Point, North PB, Mission Bay & the boardwalk blocks

Pacific Beach is classic San Diego beach living, 1920s to 1940s cottages on small lots, a dense mix of homes and rentals, and the coastal rules that come with being right by the water. Remodeling here means working within the 30-foot coastal height limit and the coastal zone while making the most of small lots and ocean-and-bay light. We know this corridor well.

Pacific Beach’s Range of Housing

Pacific Beach is mostly older beach cottages and bungalows from the 1920s to 1940s, packed onto small lots, mixed with newer infill and a lot of rental property. Crown Point and the streets toward Mission Bay have their own character. These cottages are charming but tight, with original systems and layouts that were never built for how people live now.

The Pacific Beach Lifestyle in Kitchens and Baths

Pacific Beach homeowners want to make a small beach cottage feel open, bright, and durable. We open closed floor plans to bring in light and bay views, use materials that stand up to salt air, and make every square foot of a small lot count. Whether it is a primary home or a rental, the goal is the same, more light and better flow.

Pacific Beach Remodeling Questions, Answered

The questions most homeowners ask before booking an estimate.

Can I add a second story to my Pacific Beach home?

Maybe, but the 30-foot coastal height limit governs it. Pacific Beach is in San Diego’s coastal zone, where Proposition D caps building height at 30 feet, measured to the highest point of the roof. On a small beach lot it gets technical fast. We figure out what is buildable before you spend a dollar on plans.

Do I need a Coastal Development Permit in Pacific Beach?

Often, yes. Because PB is in the coastal zone, additions and certain exterior work can require a Coastal Development Permit on top of the standard building permit. We determine that up front and handle the application so it is not a surprise mid-project.

My PB home is a 1920s or 1930s beach cottage. What should I expect?

Small rooms, original wood windows, galvanized plumbing, early wiring, and a layout that closes off the kitchen. We update the systems and open the space up while keeping the cottage character that makes these homes worth owning.

Can we open the floor plan for light and bay views?

Usually, and it is the most popular thing we do here. These cottages were built closed off, and opening the kitchen and living areas transforms a small beach home. If a wall is load-bearing we add a beam and pull the permit.

Can I add an ADU on a small Pacific Beach lot?

Often yes. California’s ADU laws work even on tight lots, and a garage conversion or detached unit is popular in PB. We handle the design and the City of San Diego permitting, and we walk you through the coastal-zone and rental rules that apply.

Does the salt air change what we should build with?

Yes. So close to the water, salt air is hard on hardware and finishes, so we spec corrosion-resistant fixtures and durable materials built for the marine environment, which matters even more on a rental.

How do permits work in Pacific Beach?

Standard permits go through City of San Diego Development Services, and coastal-zone projects may also need a Coastal Development Permit. We pull every permit, manage the height-limit compliance, and schedule the inspections.

How much does a remodel cost in Pacific Beach?

A full kitchen with custom cabinetry generally runs $36,000 to $51,000 and bathrooms $18,000 to $25,000. Small-lot cottages with tight access or coastal permits can run higher. The estimate is free and you get a fixed price before we start.

How long does a Pacific Beach remodel take?

A bathroom is usually 3 to 5 weeks and a kitchen 6 to 10. If the project needs a Coastal Development Permit, that adds lead time up front, which is why we start the permitting early.

Do you handle the coastal and city permitting?

Yes, all of it. We handle the building permits, any Coastal Development Permit, and the 30-foot height-limit compliance, so you are not the one decoding coastal-zone rules for your own home.
