Remodeling in Rancho Bernardo, CA
Serving Westwood, Bernardo Heights, Oaks North, Seven Oaks & The Trails
Rancho Bernardo was one of San Diego’s original master-planned communities, and it shows in the steady streets of 1970s and 1980s homes, the strong HOAs, and the large, established 55-and-over neighborhoods like Seven Oaks and Oaks North. Remodeling here often means modernizing a dated tract home or making a home work better for aging in place. We do a lot of both.

Rancho Bernardo’s Range of Housing
Rancho Bernardo is mostly 1970s and 1980s Mediterranean and Spanish-style tract homes, many single story, set in master-planned neighborhoods with their own HOAs. There are 55-and-over communities like Seven Oaks, Oaks North, and Casa de las Campanas, plus newer custom estates toward the eastern edge. A lot of these homes still have their original kitchens, popcorn ceilings, and 40-year-old baths.

The Rancho Bernardo Lifestyle in Kitchens and Baths
Rancho Bernardo homeowners tend to want two things: a kitchen that finally feels current, and bathrooms that are safer and easier to live in long term. We open up the closed 1970s layouts, replace dated finishes, and build curbless showers, comfort-height fixtures, and better lighting for owners who plan to stay in their home for decades.
Rancho Bernardo Remodeling Questions, Answered
The questions most homeowners ask before booking an estimate.
Do I need HOA approval to remodel in Rancho Bernardo?
For interior work, usually not, but Rancho Bernardo has strong HOAs and the RB Community Council, so anything touching the exterior, windows, or rooflines typically needs architectural review. We design within the guidelines and help prepare the submittal so it moves quickly.
Can you do an aging-in-place bathroom remodel in Seven Oaks or Oaks North?
Yes, this is some of our most requested work in RB. We build curbless showers, add grab-bar backing, install comfort-height toilets and better lighting, and widen access where needed, all while keeping the bathroom looking like a high-end remodel, not a hospital.
My Rancho Bernardo home is a 1970s or 80s tract home. What should I expect?
Popcorn ceilings, original cabinets, dated tile, and a closed-off kitchen are the norm. The structure is usually solid, so the project is about finishes and flow. We remove popcorn, open the layout, and bring the kitchen and baths fully current.
Can we open up the floor plan in a single-story RB home?
Almost always. Many of these homes wall the kitchen off from the living areas, and opening that up completely changes how the home feels. If the wall is load-bearing we add a beam and pull the permit, which is routine.
How do permits work in Rancho Bernardo?
Rancho Bernardo is part of the City of San Diego, so permits go through City of San Diego Development Services. We pull every permit and schedule the inspections for you.
Can I add an ADU for family or rental income?
Often yes. California’s ADU rules make a garage conversion or a detached unit very doable, which is popular in RB for multigenerational living. We handle the design and the City of San Diego permitting, and we check your HOA rules up front.
How much does a remodel cost in Rancho Bernardo?
A full kitchen with custom cabinetry generally runs $36,000 to $51,000 and bathrooms $18,000 to $25,000. Accessibility upgrades and larger homes can run higher. The estimate is free and you get a fixed price before we start.
My home has a tile roof and stucco. Does that complicate things?
Not for interior kitchen and bath work. If we touch the exterior or add square footage, we match the existing Mediterranean look and meet HOA standards, which we plan for from the start.
How long does a Rancho Bernardo remodel take?
A bathroom is usually 3 to 5 weeks and a kitchen 6 to 10. If HOA architectural review is needed we start it early so it runs alongside the build.
Do you handle the permits and HOA paperwork?
Yes, all of it. We pull the City of San Diego permits and help prepare any HOA architectural submittal, so you are not chasing approvals yourself.
